New Retail Redevelopment at Clifton Park’s Fire Road

New Construction Exit 9 Clifton Park

A major retail upgrade is transforming the site at 4 Fire Road in Clifton Park, New York, right off Exit 9 of the Northway (I-87) along Route 146.

The project features a rebuilt USA Gas convenience store expanding to approximately 4,350 square feet from its previous 500 square feet, alongside a new 2,500-square-foot full-service Pioneer Bank branch with drive-thru.

Both are slated to open in 2026, following demolition of the old gas station and strip mall.

Project Details and Layout

The redevelopment, owned by Erin Ozbay through 4 Fire Road Clifton Park LLC, occupies a 0.99-acre parcel in the Town Center 3 General Zone (TC-3). It includes a single 6,850-square-foot mixed-use building housing the convenience store and bank. Key features:

  • USA Gas Station: Six fuel pumps, with the store offering expanded retail space.
  • Pioneer Bank: Relocating from its current spot at 843 Route 146; the new branch will be full-service with drive-thru lanes.
  • Parking and Amenities: 34 parking spaces (including two accessible), exceeding the required 32. Additional elements include bike racks, sidewalks, a dumpster enclosure, and 17% greenspace (surpassing the 15% minimum requirement).
  • Utilities and Infrastructure: Sanitary sewer via Saratoga County Sewer District #1, water from Clifton Park Water Authority, and on-site stormwater management.

Zoning complies with setbacks (front: 38′ min/80′ max; side/rear: 0’/5′ min) and other standards. The project secured a $3.9 million building loan from Pioneer Bank in early June 2025 and received final site plan approval earlier.

Site plans show a modern layout optimized for high-traffic flow, with entrances from Fire Road and Route 146. Demolition and erosion control measures are detailed, alongside lighting, landscaping, and grading for the gently sloping site.

Financing and Timeline

The $3.9 million loan supports construction, with work already underway after the recent demolition. Planning began as early as 2023, with revisions addressed in town agendas through 2024. Expect completion and openings in 2026.

Broader Clifton Park Developments

This project is part of a wave of retail revamps in the area:

  • Bass Pro Shops: A new 100,000+ square-foot store at Clifton Park Center (400 Clifton Park Center Road) is set for its grand opening on July 30, 2025, with an “Evening for Conservation” event featuring celebrities and giveaways.
  • Jacob & Anthony’s Eatery: The former 99 Restaurant site is being renovated into this new dining spot, adding to local options.

These initiatives highlight Clifton Park’s growth as a retail hub, boosting convenience and services for residents and Northway travelers. For the latest updates, check local planning boards or business news.
