146 Marketplace construction is underway in Halfmoon. Situated at the northeast corner of Route 146 and Old Route 146, this 21.85-acre site across from Lowe’s will be transforming into a mixed-use complex.
Developed by Luizzi Companies at a cost of around $175 million, the project integrates 328 luxury apartments with extensive commercial spaces, emphasizing design inspired by their Starbuck Island in Green Island.
Residential
The residential offerings include studios, one-bedroom units starting at approximately $2,000 per month, two-bedroom units at $2,500, executive suites, and penthouses across five buildings. These feature premium finishes and pet-friendly options, managed by Luizzi Property Management.
Residents will experience resort-like amenities: a state-of-the-art gym, golf simulators, speakeasy bar, bowling alley, pickleball courts, two pools, and potentially a movie theater. Parking totals 1,145 spaces, including underground.
Commercial
On the commercial side, 80,000–82,900 square feet accommodate retail, offices, and dining. Key tenants are Healthy Living Market & Café, a 25,000 sq ft organic supermarket opening in 2026, and a lease-signed nationally recognized coffee shop with drive-thru.
Community enhancements include over $7.5 million in infrastructure: new traffic signals, lanes, sidewalks, a roundabout, and possible route realignments.
Construction, which began in October 2025 after a PILOT agreement, is phased. The first 150 apartments are slated for availability within two years, with full completion in 3–5 years. Site work by Peter Luizzi & Bros. Contracting and building by BBL Construction Services ensure quality execution.
